Achieving LEED Certification for Bank of America Plaza Dallas

Bank of America Plaza Dallas has been a premiere building on the skyline for many years, and ownership wanted to continue to maintain its image and prestige. Achieving LEED certification is one of many steps taken in recent years to maintain and enhance the property.

Challenge

  • Many buildings in its competitive set have achieved LEED certification, and the building needed ways to keep it in the forefront of top properties in Dallas and appeal to tenants in terms of its sustainability and high performance practices.

Strategy

  • Engage the entire property and corporate team and top service partners to evaluate LEED certification
  • Determine the ability to achieve prerequisites, needed capital expenditures, likely overall costs, timeline, and submit a plan to ownership
  • Launch the effort to achieve certification, engaging all staff, service partners and building tenants
  • During performance period when key measurements are taken, continue to communicate to all stakeholders to maintain interest and participation
  • Determine additional steps if any that may help to achieve a higher level certification

Results

  • Achieved LEED Gold certification
  • Energy Efficiency - saving approximately 67,000 kWh of energy annually and operating more efficiently than 76% of similar buildings
  • Water Efficiency - saving 2,515,000 gallons of water annually
  • Recycling – diverting over 582,000 pounds of consumables from landfills
  • Indoor Environment - improving the well-being, productivity and quality of life for occupants through use of low-impact cleaning products, effective janitorial equipment, meeting outdoor air supply standards, and using high quality filtration to limit particulates
